What to Expect


Emotional Level
Your emotional level will vary greatly from very stressed and miserable to as happy and pleased as you can be. Problems will happen with each project. There is no way around it. We try to avoid many of them and minimize the severity of the rest. If you just plan on problems happening, then when they happen it won’t be as stressful. Every problem is solvable. It may cost you some money and time, but you will overcome every problem. The sooner you can think this way the much lower your stress level will be.
Most likely you do not have a lot of construction experience so when you begin building your house you will probably feel very uncomfortable with the whole process from submitting your plans to the city to getting bids from subcontractors. You will feel like there are so many things to do and so many things to remember. You will worry about doing something wrong or looking inexperienced. There are only two things that will help you overcome this feeling of inadequacy. The first is to gain experience and the second is to make sure you rely on your consultant. There is nothing wrong with telling a subcontractor that you will get back with him after you discuss an item with your consultant. Many times you will be able to get a hold of your consultant while you are still talking with the subcontractor.
Here is how most owner builder’s progress. For the first two to three weeks, while you are getting bids and starting your project, you will feel as mentioned above, very intimidated. You will call your consultant from one to three times a day. After about a month, you have gained some experience in dealing with subcontractors. You understand the process, and you feel much more confidant in speaking to subcontractors and telling them when something is wrong. Depending on any specific problems, you will probably call your consultant from 2-5 times a week. The last two months of your project, you will feel very confident with the rest of the project and what you need to do to finish up. You will also feel tired and maybe frustrated and ready to be finished with your project. You will call your consultant maybe once a week until your final inspection at which time you might call every day for specific questions.
This is on average how “Home Coach” clients felt when they went through their process, but in no means does it mean you need to call as an average client. You have access to us as much as you need us. The calls are unlimited.


What to Expect from Your Consultant
Your consultant is always there for you. He will stop by your project when you ask him, when he is in the area, or at one of the times listed. Your main contact with him is when you call him. Sometimes he might call you to see how things are going, but it is mainly your responsibility to keep him informed as to the progress. Your consultant wants you to call often. He wants to help to make your experience as smooth as possible. The better experience you have the more likely you will refer others to Home Coach.
When you have a conflict with a subcontractor, your consultant will advise you as to the appropriate way to resolve the problem. He will not normally get in the middle of the situation. But if you can’t resolve the problem, he will do some negotiation between the two of you.
If your consultant has a set of your plans you can have subcontractors stop by his office to pick them up and drop them off if it would save you some time.


What to Expect from Subcontractors
Each subcontractor will be as different as the next. Some will be very educated and some will not even have a high school diploma. Some will be very on the ball and organized and some will do everything by the seat of their pants. Most subcontractor are in the middle somewhere, they try to be honest and will not intentionally chat you, but you have to watch out for the small percentage that are a “Fly by night” company.
The subcontractors on our list are subs we have used personally or ones our clients have used. We have them on our list because they have a track record of being reliable, doing quality work and having good prices. Each sub has a time when they schedule too much work and can’t satisfy everyone
Because of the nature of construction, problems happen in which subs will not be able to show up when they told you. For some reason subcontractors have a hard time making that phone to tell you they will be delayed. When this happens, you are usually the one calling them to find out why they have not started or shown up.
Subcontractors will always do something wrong, whether it is by forgetting what you told them or one of their employees doing poor workmanship. The difference between a bad sub and good one is if he is willing to fix the problem or compensate you for the problems he caused.
It is hard to get subs to start early, before you are fully ready for them. The only time they will start early is if they are currently out of work. They don’t want to start before you are completely ready for them because it usually makes their job harder by having to work around other subs who normally aren’t on the job, or by having to jump from area to area to stay busy
Sometimes a problem will arise that is not anybody’s fault. The cost will fall back onto you to get the problem fixed. Make sure you contact your consultant to get direction.

What to Expect from the City Building Department
The city inspector will perform inspection periodically throughout your project. The purpose of an inspection is to make sure your house is built according to the building code. The problem we run into is that every inspector interprets the code differently. Some inspectors are very good and have a good sense of building. Some are very difficult to work with and will write up every minor item he believes is part of code. The two main inspections are the 4-way and the final inspection. Plan on not passing on the first time. Very rarely do they pass on the first time.

Here is how you get started


Things You Need to Know Before You Begin
Remember none of this will
cost you!!


1. You first need to get pre-approval with a mortgage lender. Call Tiffany with Ideal Home Loans @ (877)657-1023, or Toni Beck with Envision Lending @ (877)747-3450. They have worked with a ton of Owner Builders and can walk you through the process. The amount you can get approved for will decide how much house and property you can buy.

2. Once you know how much you can spend on a house, you need to be looking for the style and size of the house you will be happy with. Your construction consultant can tell approximate prices from the little floor plans you’re choosing between. You want his/her input so that you don’t try to build more house then you can afford.

3. The same goes for the property. You don’t want to over build or under build in a certain area. When looking for property you need to consider a few things that can affect the cost to build. Does the property slope, and how much? Is the property fully improved, meaning is the sewer, and water stubbed into the property and is there curb, gutter, & sidewalk installed. Make sure the property has survey markers on each corner, specifying exactly where the property boundaries are. Once you find a lot you want, you make an offer and in the offer you will specify that you need 45 days to pay for the property. The property will be paid for out of the construction loan.

4. Once you have made an offer on a property and you know what type of house you want to build you need to get your plans drawn. Call Jamie @ Walker Home Design (801)263-2787. He will give you ideas, cost saving methods and recommendations to make your house look just the way you want.

5. Get a copy of your plans to your construction consultant so that he can do a cost breakdown.

6. Your mortgage lender will now begin the process of getting you approved for a construction loan. He will need a copy of the plans, cost breakdown, and a copy of the signed contract with your consultant

7. Once you are sure your loan is going through you will want to submit your plans to the city building department to obtain your building permit. You do not have to pay for the building permits until they are approved, usually about two to three weeks.

8. You will now close on your construction loan & lot and begin to build your house.
